How has the demand for housing in Kazakhstan changed

The number of housing transactions in Kazakhstan has been approximately at the same level since the beginning of the year. In March, Kazakhstanis sold and bought real estate 24,273 times, which is 0.6 percent more than in February, reports Tengrinews.kz with reference to krisha.kz .

According to the Bureau of National Statistics, the maximum growth compared to February occurred in the North Kazakhstan Region (+26.8 percent), in the regions of Zhetysu (+26.4 percent) and Abai (+18.2 percent). The largest decrease was in Aktobe region (-18.6 percent), Astana (-12.9 percent) and Mangystau region (-11.1 percent).

In most regions, the number of transactions in March did not exceed thousands.
There are three cities and three regions in the leaders:

Almaty — 4,392 transactions;
Astana — 3,664;
Karaganda region — 2,404;
Almaty region — 1,195;
Mangystau region — 1,480;
Shymkent — 1,051;

The least transactions were made in March in the Ulytau region (247), North Kazakhstan region (449) and in the Kyzylorda region (523).

Of the 24,273 operations, 17,998 were for apartments, 6,275 for private houses (IHS). The leaders in sales by the number of rooms for the first time since the beginning of the year were two-room apartments. The main share of sales falls on Almaty and Astana. As for the houses, more deals were concluded with them in the Almaty and Turkestan regions.

Relative to the annual dynamics (March 2023 to March 2022), the number of housing transactions decreased by 64.2 percent. That is, in March last year, Kazakhstanis concluded 67,801 transactions. Negative dynamics occurred in all regions of Kazakhstan. The maximum decrease is in the Karaganda region (-79 percent), the minimum is in Almaty (-39.3 percent).

Since the beginning of 2023, the number of transactions has been kept at the level of 24,000 per month. The decline to values close to this was outlined in May 2022, after the increase in pension thresholds in April. Until the end of last year, the number of transactions ranged from 30,000 to 36,000 per month. In December 2022, there were 33,587 operations.
