I sell a 2-room improved apartment in the center of Almaty. A 3-minute walk from the green market. Earthquake-resistant brick house, 5th floor. Roof without leaks, repaired 5 years ago. The proven fact that people living on the top floor without an elevator live longer is a statistic, you can't argue with it. The total area is 58 sq.m., rooms 18 and 13 sq.m., kitchen 9 sq.m. Ceilings 2.8 m. Excellent sound insulation. The windows are oriented to the north and south, right along the wind rose, excellent ventilation: in the heat, even air conditioning is not needed. In the evening and at night the wind from the mountains, during the day the reverse flow. Great view from the kitchen and balcony. Two balconies: the southern one into the courtyard is open, the northern one is insulated and glazed with plastic windows, it can be used as an office. All rooms have plastic likovskie windows with energy-saving mode (warm in winter, cool in summer). Large separate bathroom. There is a possibility of redevelopment into a euro double room with dressing room equipment, or the possibility of increasing the area of the kitchen. Large quiet enclosed yard with children's swings and free parking. Average condition, laminate flooring. Within walking distance are the green bazaar, the mosque, the arbat, the central department store, the gum department store, the youth theater, the trading house passage, the park of 28 panfilov guardsmen, gorky park, the old square, the metro, schools, kindergartens, banks, hospitals and clinics. Developed infrastructure. Transport in all directions. The apartment has been owned since 1999. There are no redevelopments, encumbrances and debts for a communal apartment. Selling due to moving to another city. At the moment, 2 people are registered, so it will take time to complete the documents, extract and vacate the apartment. Real buyer - real bargaining.
